What Affects the Cost of a House Move in London?

“How much will my move cost?” is the first question almost everyone asks, and the honest answer is: it depends. London moves vary more than most because of parking, stairs, traffic and building rules.

Rather than quote figures that may not apply to you, this guide explains what actually drives the price, so you can read quotes with confidence and keep costs under control.

1. How much you are moving

The volume you are moving is the starting point of any quote.

Volume is the biggest factor. It decides the size of vehicle, how many movers are needed and how long loading takes. A studio flat and a four-bedroom house are very different jobs, but so are two “two-bed flats”, one minimalist and one packed to the rafters.

The best way to get an accurate price is a survey, either in person or by video. Show every room, cupboard, loft, shed and storage cage.

2. Access at both addresses

London homes come in every shape: mansion blocks without lifts, mews houses, basement flats, top-floor conversions with steep staircases. Things that add time include:

  • stairs, especially several flights
  • long walks from where the vehicle can park to your front door
  • small or shared lifts that must be booked
  • narrow hallways and tight turns that require dismantling

Tell your remover about access at both ends. Surprises on the day are what turn a smooth move into a long one.

3. Parking and loading

On many London streets a removal vehicle can’t just pull up. You may need a parking suspension or bay reservation from the council, and some areas have loading restrictions, red routes or controlled hours. These can carry council fees and need advance notice.

Ask whether your quote includes arranging parking or whether that’s up to you.

4. Distance and route

A move within the same borough is very different from a move across London, out to the Home Counties or to another part of the UK. Travel time, fuel, tolls, the Congestion Charge and emissions zones can all affect the price. For longer moves, see our guide to UK house removals.

5. Packing: DIY or professional

Packing yourself saves on labour but takes time, and boxes that are poorly packed take longer to load and are more likely to suffer damage. A professional packing service adds to the price but saves you days of work and usually means a faster, safer moving day.

Many people choose a middle ground: they pack books and clothes themselves and leave the kitchen, glassware and artwork to the professionals.

6. Packing materials

Boxes, tape, paper, bubble wrap, wardrobe cartons and mattress covers all cost money. Check whether materials are included, charged separately or optional.

7. Dismantling and reassembly

Dismantling and reassembly adds time – ask for it to be quoted.

Beds, wardrobes, desks and some sofas need to be taken apart to fit through London doorways. That takes skilled time at both ends, so mention it when you get your quote.

8. Specialist items

Pianos, large mirrors, artwork, antiques, safes, gym equipment and American-style fridge freezers may need extra people, equipment or special packing. See our piano removals service for an example of how specialist items are handled.

9. Timing and date

Fridays, weekends, school holidays and the end of the month are traditionally busy. If you have flexibility, ask about quieter dates. Short-notice moves are sometimes possible, but choice is more limited.

Also think about completion delays. If your keys might not be ready on the day, ask what happens and whether short-term storage is an option.

10. Insurance and protection

Reputable removers carry insurance, but levels and terms vary. Check what’s covered, any limits per item, and whether you need extra cover for high-value belongings.

How to keep your moving costs down

  • Declutter first. Every item you sell, donate or recycle is one less to pack, carry and transport.
  • Be accurate in your survey. Under-declaring volume leads to the wrong vehicle and an unhappy moving day.
  • Book early. You’ll have more choice of dates.
  • Prepare access. Book lifts, warn neighbours, and arrange parking in good time.
  • Pack well, or let us pack. Half-packed rooms on the day slow everything down.
  • Compare like with like. Line up quotes against the same list of inclusions.

Questions to ask every removals company

When you compare quotes, ask each company the same questions:

  1. Is the price fixed, or is it an estimate based on time?
  2. How many movers and what size of vehicle are included?
  3. Are packing materials, dismantling and reassembly included?
  4. Who arranges parking suspensions, and are council fees included?
  5. What insurance is included, and what are the limits?
  6. What happens if completion is delayed on the day?
  7. Are there any extra charges for stairs, long carries or out-of-hours work?

The answers usually explain why two quotes for the same move look so different.

Frequently asked questions

Why do removal quotes vary so much between companies?

Companies estimate volume, crew size and time differently, and include different things such as packing materials, dismantling, parking or insurance. Compare like for like by asking exactly what is included.

Is a video survey as accurate as a home visit?

For most homes a video survey works well, provided you show every room, cupboard, loft and shed. For very large or complex moves, a home visit may still be better.

Is it cheaper to move midweek?

Demand is usually higher on Fridays, weekends and at month-end, so midweek dates can be easier to book and sometimes better value. Ask your remover about availability.
